The City of Fort Saskatchewan is updating its Land Use Bylaw, and the Conventional Neighborhood District (CND) is the next community in the project. This includes Southfort, Westpark, and Sherridon North areas.

What’s New in the Updated Draft?
- Nodes
- This sub-place refers to areas that are intended for commercial, mixed-use and higher density development.
- Include building types such as townhouses, apartments, mixed-use buildings, and larger commercial formats.
- New buildings must use high-quality materials, clear windows, and thoughtful design features like stepbacks, canopies.
- New buildings are to have a variety of finishes to reduce visual impact, fit the neighbourhood, and create a more comfortable and engaging experience for pedestrians.
- Positions buildings closer to the street to create a pedestrian-friendly environment.
- This sub-place refers to areas that are intended for commercial, mixed-use and higher density development.
- Arterial Street Locations
- This sub-place type is characterised by medium and high-density residential sites with opportunities for mixed-use and commercial development.
- Building types include apartments, townhomes, small-scale commercial buildings, and mixed-use buildings (e.g. commercial at grade with residential above).
- Encourages architectural variety and visual interest by requiring diverse building materials, façade articulation, and high-quality detailing on all sides visible from the street, park, or open space.
- Requires increased building setbacks for taller buildings to reduce the impact of height on adjacent to low-density residential development.
- This sub-place type is characterised by medium and high-density residential sites with opportunities for mixed-use and commercial development.
- Collector Street Locations
- This sub-place type comprises of residential development with options of different housing types.
- Includes Detached Dwellings, Duplexes, Stacked Duplexes, Stacked Townhouses, and Townhouses.
- Apartments and small-scale commercial are permitted on select sites.
- Developed with appropriate height and massing transitions to adjacent properties.
- Ensures new homes complement existing neighbourhood character through compatible scale, height, and form.
- Architectural features for new and redeveloped buildings should include variation in materials, use of balconies or porches, and articulation through elements like roofline breaks or bay windows.
- Maximum building height is limited to 13.5 m.
- This sub-place type comprises of residential development with options of different housing types.
- Local Street Locations
- Development within this sub-place intended to remain primarily low-density and residential in character.
- Variety of housing diversity that includes detached dwellings, duplex, stacked duplex, townhouses, and stacked townhouses.
- Opportunities for an additional dwelling unit such as secondary suites and backyard dwellings.
- Maximum building height is limited to 11.0m.
- Development within this sub-place intended to remain primarily low-density and residential in character.
